    2. Experience with Real Estate (Preferred but Not Required): While some experience in real estate is preferred, it is not a strict requirement. We provide support and education to help you get started.

    3. Risk Tolerance: You should have a risk tolerance of moderate or higher, aligning with the investment strategies we pursue.

    4. Minimum Credit Score of 680: A credit score of at least 680 is required to ensure financial stability and eligibility for investment opportunities.

    5. Strong Communication Skills: You must be responsive and have strong communication skills to effectively collaborate with our team.

    Additionally, a willingness to learn, a commitment to active participation, and alignment with our investment philosophy will help ensure a successful partnership.

  • Prospective investors should consult their own tax advisors for further information about the federal, state, local, foreign, and other tax consequences of purchasing investment properties. 

  • We have a transparent and straightforward fee structure for all our services:

    1. Property Scouting & Acquisition: We charge a flat fee of $8,500 to help you identify and acquire an investment property. Our scope of work includes:

      • Coordinating loan pre-approvals

      • Setting up LLCs

      • Defining your investment criteria based on your financial goals

      • Conducting property searches and rent research

      • Performing deal analysis and writing offers

      • Coordinating property inspections and appraisals

      • Managing the closing process

      • Identifying property management options

    2. Project Management of Rehab & Renovation: We charge $5,750 per month to operate and manage rehab projects. This fee is built into the rehab loan, so it's not an out-of-pocket cost to you. For flip projects, we earn an additional 10% of the sale of the property.

    3. Property Management: We charge 10% of monthly rents plus a one-time tenant finder's fee.
